This long-owned family home was restored to its original integrity, retaining key original Spanish Style features while upgrading all areas of the house. This 3-story, 1931 Spanish home had been partially renovated throughout the years of ownership. However, in 2016 a full interior renovation was undertaken to address needed upgrades and strip away multiple renovation efforts to provide aesthetic cohesion throughout the home. All new mechanical/electrical, HVAC, and plumbing systems were installed.

While the home’s infrastructure required upgrades to meet current codes and standards, the restoration of original design features was a focus. All French windows and doors were restored and repainted with new exterior awnings added to provide additional sun protection. Unique arches throughout the house and the original overhead ceiling beams were retained and restored. Original stamped concrete floors on the main level were stripped and re-painted with a long-lasting epoxy system.

Each bathroom was upgraded with new tile, vanities, lighting, and toilet and shower/tub systems. The kitchen cabinets were refurbished and painted; floating shelves were added to enhance site lines.

At the front of the house, the turf was removed and all new landscaping (soft and hardscapes) was designed to increase pathways, creating a meandering experience. Decomposed granite was chosen to aid permeability and lend a Mediterranean aesthetic. Native and drought-tolerant species were chosen to create a natural setting.

The large basement was renovated to include new flooring, lighting, painting, and the resealing of a stunning floor-to-ceiling stone fireplace. The attic, formerly storage and then a teenager’s bedroom was converted to a yoga studio and given a cosmetic renovation with original windows rehabbed, all surfaces re-painted and flooring re-sealed to highlight the original pine floors.
